Brief
A three-warehouse logistics campus for a single anchor tenant, with a lease-commencement date fixed eleven months out and penalty clauses attached to any slip.
The challenge
Steel portal-frame packages from two separate fabricators were arriving on different schedules, and the site's single access road created a sequencing bottleneck for concurrent foundation and steel-erection work across three buildings.
The engineering solution
A resequenced critical path staggered foundation pours across the three buildings by two-week offsets, matched to each fabricator's confirmed delivery windows, with a dedicated laydown yard added off-site to decouple steel deliveries from the access-road constraint.
Results
All three buildings delivered fourteen days ahead of the contractual lease-commencement date, with zero penalty exposure and no recorded lost-time safety incidents across 340,000 person-hours on site.
